Design Trends | Going Green in 2017.

We’re not talking about that kind of green, though you should do that, too. We’re talking about how green is the color of choice for wall paint in 2017. If you’re not someone who has traditionally liked green, you might want to rethink this new design trend. Many gorgeous shades of this color exist and will look great on your walls. The secret is to know which shade to pick for different areas of your home.

Children’s Bedrooms
If you’re tired of the traditional pink, blue, or gender-neutral yellow in your children’s bedrooms, green is a great alternative. Select pastel green for a room with lighter decor or delicate furniture pieces. Select bright green for a room with darker or heavier-looking furnishings. Both shades of green will bring a feeling of freshness and the outdoors into your child’s room.

Eating Spaces
For a small eat-in kitchen area, try emerald-green walls. With white baseboard paint and a white ceiling, the entire area will pop. For a larger dining area, select the longest wall to paint emerald-green to add some color and style to the room. Using only one wall will incorporate a look of luxury without overwhelming or darkening the space.

Master Suite
A pale, sage green will look lovely on the walls of your master bathroom. This soft, relaxing color matches well with light-colored bath decor. To coordinate with the rest of your master suite, paint the wall behind your bed’s headboard the same color. This accent wall will bring the two areas together to create a very elegant look.

Recreation Spaces
For a recreation space or playroom, try neon green on the walls. This choice of color is a bold selection, but it will add fun and life to rooms made for entertainment. This color works especially well in areas where there’s limited natural light such as in a basement or in rooms with only one small window.

Building a new home is one of the thrills of a lifetime. You get the opportunity to have everything just the way you want it without having to settle for things as they are the way you would with a previously owned home. You will never regret taking the time to put some thought and energy into planning for your lifestyle in your brand new home.

Check out our list of a few things to consider when choosing finishes for your new home:

Floors

  • ceramic or stone tile – Durable, good-looking and relatively easy to care for but cold underfoot and unforgiving of dropped dishes.
  • carpeting – Soft and comfortable underfoot, wide range of prices, tends to trap dirt and allergens so not great for allergy-sufferers. The one exception is stairs, since carpeting makes them safer for kids.
  • hardwood floors – Long lifespan thanks to the ability to refinish, relatively more expensive than most options unless you consider their longevity, but can be scratched by pet’s feet and dirt trapped on the soles of shoes. Not moisture-friendly.
  • engineered hardwood floors – Less expensive than solid hardwood and just as good-looking. A little more moisture tolerant than solid wood.
  • laminate or vinyl flooring – Inexpensive, attractive choices.

Plan for Good Storage

  • closets – Good closet organization can almost double its capacity to store things.
  • pantries – The old-fashioned pantry is back because let’s face it, who doesn’t need more kitchen storage? Alternatively, you can install pantry pull-outs.
  • cabinets – Outfit your kitchen cabinets with pull-out shelves for easy access, and consider deep drawers for efficient storage too.
  • built-ins and shelving – Use under-stair and vertical space, both of which are often wasted.

Planning for Pets

  • pet feeding – Avoid pet food spills by creating a niche in the kitchen to tuck away pet bowls.
  • pet nooks and indoor pet places – Pets, especially dogs like to have a safe space to retreat to when they’re upset, nervous or just want to nap. Cats like nooks and providing them with a scratching post and specially designed places to climb goes a long way toward keeping them from scratching your furniture and climbing your draperies.
  • litter box hide-away – Keep an unsightly litter box out of sight by putting a cat-sized pet door into a closet, mud room or laundry room.

The True Cost of Home Ownership.

House hunting can be both exciting and frustrating.
The exciting part is the idea of moving into a great new home.
The frustrating part is finding a home that fits your particular definition of what’s great.

Of course, you may not have considered a newly constructed home, thinking it’s beyond your budget. Maybe it’s time you gave it another look, this time considering the true cost of ownership.

The fact is, though a new home does cost a bit more — most recently anywhere from 5 to 11 percent more than a resale home, it’s important to consider more than just the initial cash outlay. There are many benefits to buying new, not the least of which is getting the home you want versus a home you can “live with”.

Everything is New and Updated
New kitchen, new bathrooms, new floors, new everything. That means you won’t be laying out cash to replace anything anytime soon the way you surely will in a resale home. (The figure for maintaining a home — anywhere from $3,000 to $12,000 per year — is often a shock for first-time buyers.) With a brand-new home, you can cross home maintenance costs off your list of expenses for several years.

And sure, you can renovate a resale home to better fit your needs, but it’s going to cost you and you won’t recoup your entire investment when the time comes to sell. Plus there’s a big difference between spending an extra $30 or $40 thousand on a new home and spreading the extra out through the life of the loan, and having to either come up with a lump sum or borrow it with a separate loan just to upgrade the kitchen or bathroom in your existing home — not to mention the downtime and chaos caused by a renovation. Add renovation costs on to the amount you “saved” by going with an existing home and you begin to get an idea of what we mean by “true cost”.

With all-new systems, energy-efficient windows and doors, appliances, better insulation, etc., your annual cost savings on energy alone can add up to a tidy sum. The older appliances and HVAC systems in a resale home by contrast, are more likely to cost you money to repair or replace.
